Sample letter of explanation for FHA LOAN?

I was just told that I will need a letter to send to underwriter to clarify that I will commute back and forth from work and home which 90 minutes away… I really want to make this as detailed as possible… let me give some facts..

1. Engaged.. Fiance lives in city where home is and we will live together. He can not be on loan but will be on deed.
2. We are having a baby in Jan.
3. Can not find a secure position in city where home is.

Can anyone help me with a letter or what additional Information I will need to provided? This is my first home and I am really nervous.
This is going to be our primary residence. I am not going to lie to anyone. While I am out on Maternity leave I plot to continue my search for a new job closer to home.
I have no family where I am currently living. I went to college here. Now that I am engaged to someone who lives in a city 90 mins away and was born and raised here with all of his family to me it only make sense. I have no attachment where I live now and always wanted to go here. Also my Fiance makes way more money than I do but due to credit issues can not be on the loan…. I don’t know why the underwriter would not know…

I need help with home loan information. I don’t have much to put down!?

I am a first time home buyer, I don’t make a huge amount of money, but feel I could afford the payments for at the most a 0,000 property. What loan options are available now that I should question about for small to no $$ down? I know the FHA loan is 3.5% down but does that still give you money to help with closing costs?
Do I need to have the down payment (if it’s needed) in my account BEFORE applying to get pre approved? I’m so confused. And most realtors won’t even show you anything without being preapproved.
Reenz- thank you, that was so helpful. Now, I guess this means that the FHA does NOT help with closing costs anymore?

Can we qualify for an FHA loan?

My husband and I have been at our current jobs for nearly 3 years.
We have a combined income of ,000.
We don’t have any debt. Our cars are paid in full and we don’t carry a balance on our credit cards.
My credit score is 654 and my husband’s is 660.
We have ,000 for a down payment and are looking at homes in the 0,000 – 5,000 price range.

Now for the terrible:
I have three accounts in collection that are about 5 years ancient. Totaling about 00. (I would pay these but I am worried that it will bring my credit score down, and cause us not to get approved for the loan)
My husband had a tax judgment that has been paid in full about a year ago.

With this information, do you reckon we will qualify?
What can we do to improve our chances?
