FHA HUD Homes: Few Things to Know Before You Buy
If you are considering purchasing a home through the HUD (Housing and Urban Development) program you will need to know its different-from-conventional-home-purchasing procedure. Although some people thought working with the FHA HUD is more hard in the application and approval process, most of the times people will find it worthwhile and gratifying at the end. Working with FHA HUD, you can find homes that suite your taste and budget. That is why you first need to know what FHA HUD is and what your roles are before and during the process.
The FHA (Federal Housing Administration) was made in 1934 to provide housing for people in the US during the Fantastic Depression, and later in the mid 1960s it became a part of the HUD program. The FHA HUD provides mortgage insurance to pre – approved lenders. FHA HUD does not lend money. Instead, they guarantee by payment of a claim that their FHA-Approved lenders will receive money owed if the borrower defaults on a loan. But, as a result, an FHA HUD home will become a HUD property if the borrower defaults on a loan through the FHA and the FHA-Approved lenders.

-Individuals and investors alike, even investors who want to make a profit out of it.
What are the conditions of FHA HUD Homes?
-Homes are sold ‘as it is’ bases. You won’t get any warranties on the condition of the home. Home inspections such as for code compliance and federal mandated health requirements are on you -the potential home buyer.
-And don’t forget the EPA (Environmental Protection Agency)’s requirement that all homes built before 1978 must be inspected for any lead paint-based products inside / outside the house and check about asbestos use in the home.
What are the downsides of FHA HUD home loans?
-Generally, you won’t be able to negotiate the home price because FHA HUD is looking to recoup any defaulted amounts to the FHA pre – approved lenders. Market value is offered first, and if the home does not sell after a period of time, only then the FHA HUD will consider a price reduction.
-A fixed amount for repairs, usu. over $5,000.00 is needed before you can borrow at a reduced rate. If repairs don’t equal the approved HUD amount, all repairs will be carried by the home owner.
-Options for repair exist under a fund of escrow held by HUD for a home based on HUD’s analysis of under $5,000.00. This means that repairs must be initiated by the owner, and a complete inspection approved by the FHA-Approved lender. Then the home owner will be reimbursed for the minimum property standards that must be met for a HUD home.
How long will it take?
An FHA HUD home may need a total processing time as long as 1-2 years. HUD Foreclosures can take a few months to occur, and HUD will have to evaluate the foreclosed property, which can take several more months. That is why it takes a bit longer than a conventional-lenders’ home.
There are some benefits to buying a home through FHA HUD, they are:
- Low down payment needed. Sometimes it can be as low as 3%.
- There will be a cost for mortgage insurance on the closing cost. But the insurance can be included in your monthly payment.
- Any one may apply for loan once they meet certain requirements, and guarantees are given that you may not be discriminated against based on race, color, creed or religion.
- There are veteran loans for those that served in any branch of the military that are available at a reduced rate.
Although there may be more paper works to do, buying a house through the FHA HUD is not really hard. You’ll be helped anyway. But if you want to play safe, you can question others who have bought a home through the FHA HUD or question a realtor to guide you through the process. These help to eliminate lots of confusion and stress. Pleased buying!
