Has anyone gotten an fha home loan with bad credit?

I have a friend that lives in a home already, she wants to sale it, and get approved for a fha loan for another home after her’s sale. my question is can she get the fha home loan with a 8 year ancient bankruptcy, and a charge off thats her mom’s they have the same name, her lender wrote a letter about that before she sent it to underwritting, so is it hope for her?

    The 8-year-ancient bankruptcy is a bit stale, and it will depend more on how she has been handling her finances since. FHA lending standards – like everyone’s these days – are tougher. It will depend on her down payment and additional cash reserves, income and affordability ratios, how much debt (car loan, credit cards, etc) she has, and most importantly, how she has been handling her bill paying since the bankruptcy. If she has never had a late payment since, FHA or a bank will very likely consider her to have “learned her lessons” and become a excellent risk despite the ancient bankruptcy’s impact on her credit score.

    ya with banks in a hole right now, not to many people are getting loans that have terrible credit.

    Yes if she has had no late payments in the previous 12 months and has collections (including judgments) that amount to less than $1000 with no single collection above $100.
