How long does it take mcbreo (hud) to ratify/sign your offer/contract after your bid has been accepted?

I want to know if anyone has delt with the wait before and how long it took them, because after its ratified is when the title company gets a copy of it and gives you a closing date. We have been waiting for nearly a month!

    A month!!!!, I’ve never had to wait more than a week to 10 days and often get an answer within a few days (except one problem that I detail below), this is very odd. They used to do it within a few days but they have been kinda slow lately, but a month is ridiculous, personally I reckon they might even have lost it and may have already cancelled it without telling you (maybe not, but at this point its a real possibility). I’d call them up directly (you can have your agent call them also, but you call them too), question around until you find whoever handles the county where the place is and question them what the problem is, again you may well find the contract has been cancelled (has the place been re-listed for sale on their website – I assume not, but make sure).

    A long time ago I had to wait a long time for one too (it was like 3 weeks, less than you have already waited), and when I finally got to someone they immediately faxed me a cancellation for the property (apparently they lost my contract so rather than call me they just sold the place to a back-up contract – since I didn’t have a signed contract myself I had no recourse).

    I also had one recently where I heard nothing for about a week though I called them several times. When I finally got with someone they told me that I’d missed some paperwork (I had – this was my fault) and that if I didn’t get it to them by closing (like within 2 hours) they’d cancel the contract. I scrambled but did get it in and got back a signed contract the next morning – but if I hadn’t been pretty well on top of things I’d have just lost the contract without them telling me anything until I bugged them.

    One note though, I really have not dealt with Mcbreo much, I mostly work in a state that uses a different contractor so I’m not completely sure how they do things.
