HUD homes…What is Really involved?

Our realtor chose to show us HUD homes for two reasons. One, within the price I want to pay and two, we have a better shot at them since they have to go to the intended home owner (not investor) for the first 15 days on market. All I ever hear about HUD homes is terrible, but these homes looked like they need minor work that we could do, still relatively nice. More than what the realtor or website says, what can we really expect with these homes if we were to get one?

      You do need to make sure your agent is HUD approved, not all of them can sell HUD.

      I have several friends who work for HUD, the general contractors who fix them up.

      I can tell you that HUD will not sell anything that needs any major work, has anything seriously incorrect with it. They fix all of that, regardless of costs, before it goes on the market. You will NOT have to do anything. Anything that needs doing is cosmetic, they do not decorate them, but leave those details to the buyer.

      The other thing you need to know is to place in your real bid, there will not be a counter offer.
