HUD Programs: Safety Nets for Near-Foreclosed Homes and its Homeowners
The U.S government has provided safety nets for U.S citizens who are currently having financial crisis to overcome their mortgage situation.
Aside from exerting a lot of effort to make sure that the crisis is managed properly, the U.S government through its Housing and Urban Development (HUD) is trying to help troubled homeowners in saving their homes from foreclosure.
The government through its HUD has made several housing help programs such as programs that offer affordable housing to low-income families, senior citizens and veterans -affordable homes that they won’t be having otherwise especially in this crisis time.
Besides special programs designed for senior citizens, veterans, and low-income families, the government has made The Housing and Economy Recovery Act as a step to solve the housing crisis and help many homeowners avoid foreclosures. Since its establishment in 2007, in 2008 there are already 300,000 families who avoided foreclosure and refinanced to more affordable mortgages through the help of HUD. This will be one of more comprehensive ways to produce longer-term effect to address the larger part of the problem.
What is the Housing and Economy Recovery Act?
The Housing and Economy Recovery Act is an act made by the government. Its provisions provide mortgage help, incentives for homebuyers, tax deductions, increased loan limits, veteran help, community redevelopment grant, new Fannie Mae and Freddie Mac regulator, and financial backup for the two mortgage companies.
What are others housing help programs made by the HUD?
HUD has made some programs to help homeowners save their homes. The HUD programs are:
- FHA secure:
FHA secure is a HUD program that allows the Federal Housing Administration (FHA) helps low-income families, even minorities, with excellent credit histories but facing difficulties in keeping up with payments. FHA Secure will help them avoid foreclosure by refinancing to more affordable mortgages. Since July 2008, FHA expanded the program to help those with ARM mortgages who can’t afford and missed out on three monthly payments over the past 12 months.
- Temporary increase in loan limits
In March to December 2008, FHA temporarily raised the amount homeowners can borrow to help them buy or refinance to more affordable prices. The new limits range from $271,050 to $729,750.
- Increased housing funds
In 2008, HUD has increased its funds for approved housing counseling agencies – an approved $50 million for counselors while $180 million was given to a non-profit group (NeighborWorks) that helps prevent foreclosure. Another $65 million is requested for 2009 budget.
Although we have seen how foreclosures rose and home prices dropped, we can be sure that the governments through its HUD programs are trying their best to help homeowners avoid foreclosure and manage the crisis.
