I was recently approved for a FHA mortgage loan of up to $100,000. I have a few homes picked out around the $80,000 mark. With the closing costs, i read/heard that you have 3 choices. 1-pay normal closing costs. 2-roll the costs in on the mortgage. 3-have the seller pay for the closing. What are my right options? I obviously would like not to have to shell out thousands towards closing if I have several choices. Please don’t try to clarify the ancient 3% changed to 6% because i don’t know it. Break it down, please. I am a first time home buyer if that helps at all.

I have a 100k+ in the bank (investments); I want to buy ( first home ) a small inexpensive house in the mountains. and will most likely sell in 2 -5 years (or rent depending on location -undecided ) I will most likely inject another 5-10k in the property for modern upgrades.
What would suit me best ? 30ymortgage? 15yr, or ARM?
And what program would be my best target ? FHA, HUD, Foreclosure?? I am not too picky and I have the abilities to do major renovations. This property will most likely be in the Johnson city TN. area. And it is possible I might consider another (affordable) property in another state ( the following year for business). Now,
what are my options and how can I least affect my bank investments. ONE last item how much should I place down? 20%+ (to cancel the PMI??)or is it worth it? I am making roughly 8.8% on all my bank investments- (net). Thanks !

Today I got an eviction notice to be out in 30 days. I have no where to go, no where. and this is only making my pregnancy worse and worse. The landlords are lieing saying all these things about me that aren’t right, just to get me out of there. now me and my baby have no where to go, I really thought they couldn’t evect me if I was so far along in my pregnancy, is that right? is there anything legal advice I can get to keep my appartment? help!!?!

At the end of the last Thieve’s Guild quest, when the Gray Fox is supposed to reveal his right identity and give you the Cowl of the Gray Fox, the game sort of freezes.
I lose complete control of my character and journal, and most of my HUD disappears, I can go the camera around, and the non-player characters go around (and talk to me if they bump into me), but I can’t go, attack, cast spells or anything.
I can load the game up from before I end the quest, but then I don’t get the Cowl, which is an awesome item and I want it.
Anyone know how to fix it?
