We found our dream house after a year of looking,it needs work but that’s not the problem. The house will not pass ( do to need of leveling , paint and other possible issues ) for an FHA or USDA loan. We want to do the work ourselves so an FHA Rehab loan is out of the question and we don’t have 20% to place down for a conventional loan. The house will be gorgeous with a small work. Does anyone have any creative financing thoughts or advice.

Monday, June 8th, 2009So what gives when refinancing FHA that the property has to have been occupied for the previous 12 months? My ex is buying me out of the house that's in his name, hasn't lived there in a year but will again once it closes, and FHA won't place the refi thru in his own name because of occupation issues. With the housing slump as terrible as it is, you reckon they'd be jumping on it. It's not even creative financing. His debt to income ratio is perfect. This is the only hold up with his refi. We can't be the only people in the country that an ex-spouse bought out the other and refinanced. Any suggestions to work around this?
house is still in both our names. i've lived there past 12 months, he hasn't. i'm due my downpayment back on the house per the divorce which is why he's trying to fha refinance at 95% without me on the new mortgage.
