FHA 203 K Loan. How does it all work?

My fiance and I are in the process of buying a house. The house needs some work. Like
-New furnace
-New Windows-
-Insulated
-Exterior doors
- New flooring

We are putting the loan through as a FHA 203K loan. Our realtor told us that they we pay the contractors for all of this work and it would just be added to our loan.

Please help me know how this all works before we get to far in.

The house is 54900 the offer accepted was lower

Oh also we have not had an inspector in yet that is later this week
I really appreciate any help!
Okay.. so they take the value of what the house is worth now, you tell them what you want to do and what improvments you want to make and they calculate what the house would be worth after improvments?

How do they calculate what they will let you borrow? Like if its added to your loan do they go by the difference of what your were approved for as to your buy price? Thats what I dont know!

House appraises for less than we owe, what should we do?

This is crazy we have had our house up for sale for nearly 1 year. We finally get a really serious buyer. Let me back up … we paid 90k for the property 5 years ago back then it appraised at 97k …. and that was before we did all of the fix ups to it that we did, remodeled bathrooms, new flooring, new roof etc….. which cost over 10k. Now I get a call from the buyers lender stating that the appraisal came through at 88k …. we still owe 87k AND the buyer needs help with down payment and closing costs .. so we would only net 80,500 which is CRAZY to me!! The house has only been improved since we bought it. I have another couple interested in it that would not need downpayment help but that does need closing costs help … so it will still place us in a negative situation. I am baffled? what do we do? will another appraiser say the same thing? … Just to add on … on top of that they want us to do around 500 worth of fixes to it for FHA!! ahhhhh!!!!
Just to add to this …. we have already went … a year ago. We just want to get out clean but can't afford to get out 8-10k less!!! We do not want to rent it as the type of people we would get to rent it are just not the best :-)
Oh and it is a FSBO so we don't have an agent to fight for us. Can I find comps on my own?

need help we’re buying a foreclosed home. issue: new main and other drain pipes is exposed in the bsmt .?

This home is perfect! or nearly perfect. Homes in the surrounding area or in the same subd are sold. Except for this one. The outside looks awesome. backyard is fantastic. Interior is fantastic. roof is newer. walls have no holes. no missing doors or broken glass.
issue 1. No fridge. 2. the previous owner installed a new main drain pipe – pvc pipe that collects dirty water from sink in the kitcken, tub, toilet… It's in one room in the bsmt. it's about 4 inches radius. vertical from ceiling to flooring. the walls behind it are drywalled and painted. in the ceiling is drywalled. but collector pipes from the sink, tub, toiled are also exposed. they grew out of the drywalled ceiling into the main drain pipe. the rest of the area are drywalled.
It nearly look like that the pipes are for decoration. they're painted black. walls behind them are painted red. looks like they were done professionally though. no leaks. the room is fully finished!
I told my realtor that I could get a used fridge just so appraiser will have no issue with that. But what should I do with the drain pipes that are coming out of the ceiling and a main drain pipe standing like a decor in one of corner of the room in the bsmt. oh also the sump pump pipe and hole is sitting in another finished room next door.
We reckon the previous owner was a hispanic family and had the bsmt separated into rooms so people can sleep in there.

please advice.
we still like the house. but we just want to make sure that we can still get FHA loan. we got pre-approved for a FHA loan in VA.

FHA $7500 tax credit in advance?

We have found a wonderful home at an awesome price that we can afford, but, the home needs cosmetic repairs where the previous owner left off on renovating both of the bedrooms (No floor covering or doors) and the only bathroom (No doors, floor covering, or tile…but, one working toilet, working sink, and tub).

This home is a small sale and the bank(seller) will NOT pay the repairs or include money in the sale price for the repairs.

The now required 3% down by FHA will take nearly all of our savings. We are trying to find the best option for getting money to end the renovation to make the home at least comfortable in the bedrooms/bathroom area.

If anyone has any thoughts, our ears are so very open because we are signing the offer contract today (The offer has already been worked out between the bank(seller), our mortgage broker(through FHA), and our Realtor and pre-approved so I don't reckon there's any chance of altering it if we want it accepted. The Realtor already proposed that the bank pay some of the repair cost but they won't.)

We're pretty frightened about living in a home (as fantastic as it is) with no flooring or doors and exposed wall board(tile foundation) everywhere in the bathroom.

We are specifically wondering if maybe there is a way to get an advance on, or a loan against the 00 tax credit that we will receive next year at tax time?

We are open to any suggestions that will help us with this dilemma but!

We are even wondering about Federal Grants, but there is so much hype and scamming surrounding them it seems like and we don't know the best way to approach one without getting taken for a ride.

We don't need the 00 before closing, just way before April 2009 which is when we will be due to receive it. (Like within a month after closing)

This house is very much within our price range and one of the lowest in the market for our boy's school district with 2 bedrooms which is the bare minimum we can live in as a family of 4. This home is selling to us about 60% of the appraisal after the repairs are done. We have lived in a tiny 2 bedroom apartment for 4 years saving what we have to place down on the house and the boys are too huge to have any room to study effectively, have friends over, etc. so moving is certainly a must and buying is a much better option than putting this money toward a larger apartment that is going to cost more than this mortgage.

Thank you so much for your answer to my question is Yahoo Answers regarding the 00 tax credit as follows:

"You cannot get the 00 tax credit in advance. It is payable only AFTER you close on the house.Source(s):http://www.federalhousingtaxcredit.com"

I followed the link and found the following information in the FAQ:

"If I’m qualified for the tax credit and buy a home in 2009, can I apply the tax credit against my 2008 tax return? …Yes…" (followed by more information)

Do you know if this means we can amend our return after settlement and receive the money for the credit at that time???
