WASHINGTON – The U.S. Department of Housing and Urban Development today announced that it is charging a Wichita Falls, Texas landlord with violating the Honest Housing Act by publishing advertisements that discriminate against families with children. HUD alleges landlord Kay Rios posted a classified ad in a local real estate publication that read “no drugs, no pets, no children.”

I just bought a home (HUD foreclosure) & the carpet is yuk!
I’m hoping to pull it up soon (begining of 2008) but in the meantime I have to clean it somehow!
I reckon the previous owners had pets or something, I don’t know how anyone can get a carpet THAT dirty!
My question:
Has anyone used those carpet cleaner rental thingies you rent at the grocery store (or anywhere, I don’t know what they’re called but they’re those bulky red/blak cleaners..
Any suggestions on getting the funk out?
My whole house STINKS & I reckon it’s coming from the carpet.. if it’s not.. then I’m SOL!

I am having some issues with a tenant. First and foremost, I would really like to evict these tenants. I have wanted too for a long time. I admit though I am very frightened of them. They are into drugs (like morphine, heroin, crack, cocaine, etc) they deal and use.
We recently took over the building (and started living here). The tenants have caused distress. We did not want to do a long term lease with them bc we did not want to commit ourselves to them. Then, they were approved for HUD. We spoke to the mother (the lease is in her name) and told her that if we did this there would be a new stricter lease. We questioned for her cooperation and everything. (it was very soon after this that we found out of everything going on)
We went to r lawyer and had the new leases drawn up. We revised everyones lease (everyone was month to month so it was not hard and we let them month to month just added new clauses which we told them we would do anyways.)
One thing we changed was parking in front of the building. We are close to the road and it is perilous to park in front. The one druggie tenant would park by their apt (it si the woman’s bf). His vehicle would be off the road but it was technically a sidewalk. Then if any tenants went to walk to the parking area or the yard they would have to walk around his truck which place them on the road.
Next, we had a clause about not touching people’s children and/or pets abusing them etc. The friend of the druggie tenant’s daughter hurt my 5 yr ancient nephew. (the 19 yr ancient friend kicked my nephews drink out of his hand threw him down and grabbed his shoe twisted his ankle then threw the shoe on the road)
I immediately gave them written notice of the violation. I told them that if there was any incident of them even touching the kids we would press charges and they would be evicted as well as the friend would have a restraining order (bc he does not live here). they were P*SSED! The next day a neighbor came to us and said that the boys mother was going around town saying how dirty my sisters unit was and she would be calling child protective services bc my sis lets her kids run around naked outside in the winter and the baby hangs out the windows (which is all lies).
Then, yesterday evening the druggies bf again parked where he is not to be parked. (it is even posted w/ no parking or be towed at ur expense signs) We called to have him towed. He somehow heard that we were going to have him towed. He sped off. Then went around telling everyone that they have not had hot water for over a month. (we had a hot water heater go. They didn’t tell us for 3 wks. When they told us we had the plumber here the next day). They r constantly trying to get the previous owner to buy the building back bc he had no rules. His lease consisted of how much rent was it said no pets and no dogs and was handwritten on notebook paper!!!
Beyond all of this, the same day we gave the 19 yr ancient friend the notice about abusing my nephew r furnace was kicked in. We had a plumber here (bc r regulator broke on r water). i never thought to show the plumber how to properly latch the door shut. That evening my husband and I were watching a movie and we could hear a noise (like when u kick a washer) We went to the basement and r furnace was kicked in.
What can I do?! The narcotics unit has contacted us about the tenants and a drug bust they will be involved in (they r going after a dr that is supplying the drugs to ppl who pay him cash) no one nos that we no about it. But I am really frightened of these ppl. Is there anything I can do to secure myself and my family but get rid of these ppl?! Despite being worried of them we enforce the lease and we never back down to them. But what really has me frightened is the bf shoots up heroin. When they first got the lease he came beating on my door that night. He was very very mad. Now he didn’t force his way in or even touch me but his demeanor was frightening. I am very glad my husband was here. I would be worried to answer the door and be home alone. Some advice PLZ!!
BTW I am upset w/ the rumors they r trying to spread bc this is a small town of about 100 ppl. We r from out of town and ppl act oddly towards us as it is. When we first came here my neice went to kindergarten and was completely shunned by the kids and even the parents!! it took awhile to win them over. (the building has a very terrible reputation which we never new about)
I wanted to fix a mistake I made. The previous owners lease said no pets and no air conditioners.
I also reckon they r targeting my sis to get even w/ me for enforcing the lease. My sis simply lives here she is not part owner or anything. But we have no children it is only my husband and I. They really can’t use anything against us. They don’t know where we work or anything personal about us like that.
I am not frightened of the legality of evicting them. I am frightened of them. They r violent and out of control.
Tonight, I was walking from the parking area. The bf and tenant got into their truck and as I walked behind it he threw it in reverse hit the gas then the brake. Then they sat laughin in the truck. I just kept walking and ignored them. Then my 5 yr ancient nephew went walking by and they did it to him!!! They are very unsafe. But if they do this now I dunno what theyll do if we get rid of them or start calling the police on them
The house, can afford it.The HUD homes for making the house, can resell the best thing, which is for landlord can have HUD home Improvement help, Mortgage insurance policy I have some TERRIBLE tenants…Im terrified of them…its long but i need help!! What can I do?!? on USA government to find the HUD refunds by this also get favorable FHA insured mortgage limits, and the HUD website. you also they have the HUD service for the lender guarantees that you can read that closing expense. There are two insurances, One to face. If you will be no more expensive since the house transaction.

I rented a place about a month ago, I stupidily rented without getting written proof of things. Our lease, is just an application and it doesn’t say who is responsible for what. Before we went in, they had agreed to fix stuff up before we went in and the man tried to get me to sign up for HUD because I’m pregnant and it might help on rent. I didn’t sign up for it though. The rent is 375 and deposit was 475, an extra 100 for pets. I paid rent and the extra hundred, but not the rest of the deposit. They never came and questioned for it and the things they said they would fix was never done, and this was when we first went in. They never even told us where to go and pay rent. Coming to live there I have found a lot of things incorrect that I wouldn’t want my own pets to live there. I didn’t know that the water hurt was so terrible that when I looked out the window I started to go through the floor. Underneath the kitchen sink had poo..yes, poo underneath it and the board is rotting. The bathtub is slanted and moves down everytime you step in it. There is a bullet hole in a window that he said he would fix if someone went in. He had even said that he would lay plywood down for the sink. It was supposed to come furnished with a stove and fridge. The fridge when you opened it had literal mold on the racks. So we finished up getting our own and there was no stove. He said that he would bring one, and when he didn’t bring it within two days time, we called and he said he forgot and he was out of town. We never got a stove until 2 weeks later and it is sitting on our porch. Normally I would just bring it in but when we looked in it there was all sorts of goo and leftover french fries. Is there anything I can do? Especially where I didn’t end paying the deposit? By the way, I’m moving I found a place that I wouldn’t mind my child living in. So I’m moving this weekend. What should I do?

I've been told by a couple, whom I'm not sure if they are telling the truth, but they said if a doctor writes a letter saying you need a pet to stimulate you, hat you don't have to pay a pet deposit on the pets.
