FHA Streamline Refinance Program – FHA Mortgage Refinancing Has Many Advantages!

In the early 1980’s, the FHA Streamline Refinance Program first made an appearance on the mortgage stage. Since its emergence, many FHA home owners have benefited from the program. It is again gaining popularity in the struggling economy.  If you are looking for ways to save money and reduced your monthly mortgage payments then you need to consider FHA mortgage refinancing.   

The FHA Streamline Refinance Program has four main qualifying factors.

1.  First, the mortgage that is to be refinanced must already be insured by the FHA.

2.  Secondly, the mortgage that is to be refinanced must be a current mortgage, it can not be a delinquent mortgage.

3.  Thirdly, the refinance must result in lowering the borrower’s monthly payment and interest rate.

4.  The final qualifying factor is that mortgages refinanced through the FHA Streamline Refinance Program can not have any cash taken out of them.

There are multiple advantages to the FHA Streamline Refinance Program.

The fact that the program is a “streamline” refinance brings forth advantages. With a streamline refinance, the borrower does not credit-qualify or document income or employment. All the borrower needs is a valid social security number.

The lender can often times lower the borrower’s interest rate without even ordering an appraisal. Without needing an appraisal, this can cut up to three weeks off the borrower’s waiting time and cut down on the amount of paperwork and underwriting required by the lender, both resulting in a quicker refinance and more money saved for the borrower.

Since the lender isn’t required to do an income verification, order an appraisal, and the fact that the FHA Streamline Refinance Program cuts out much underwriting for the lender, the borrower’s application often doesn’t need to be completed in person. Rather the borrower can save time through completing the application over the phone or through the internet.

Along with the previous mentioned benefits, after the FHA mortgage refinancing is complete, there are continued advantages for the borrower.

Those with excellent credit and small or no debt benefit even more from the FHA Streamline Refinance Program. Once their monthly payment and interest rate have been lowered, this allows the borrower to have money left over. This money can be used towards paying the house off in a more timely manor, completing improvements to the home that in turn increase the homes value, or other personal expenses.

Delicate situation regarding someone breaking HUD law?

there is a person who became a legal California STATE medical marijuana patient. the con artist/liar/alcoholic/drug addict also is in subsidized HUD housing. ( besides receiving over 800 a month in Social Security by also scamming THEM) They live in an apt. that costs 1200 a month. They only pay 250 and HUD covers the rest. Since HUD funding is FEDERAL it is ILLEGAL for this person to use, possess, grow marijuana in this apt. even if she is a state patient because it is against federal laws.
They can be evicted IF caught. I assume the apt. manager might also get in distress IF she may be aware of the use and ignores it….its pretty simple to smell pot smoke if you open a door to leave…so people probably are aware of it anyway… they are also growing plants on the balcony of the apt.
Due to a long knowledge of this persons total and complete disregard of any laws, their sociopathic behaviors, constant lying and cheating and manipulating the system with NO consequences and not giving a damn anyway, I reckon it is about time something is done. I have never snitched on anyone for anything. I am trying to discern what to do and how to do it without anyone knowing it may be me who makes the manager aware, not about HER specifically, but about the HUD law. Obviously she knows she has a HUD tenant. I believe she should be made aware of the HUD regulation about this. The glitch is I copied off the law from HUD detailing this information and when I was still in very limited contact with this person ( i no longer am) I mailed it to her so she would know about the law. I am sure I am NOT the only person who is aware of what she is doing anyway. I know I should “mind my own business” but after years of trying to help this person get away from abusive men, get into shelters, ect, I’ve Had it with her taking advantage constantly and getting away with it. She doesn’t WANT help. She doesn’t want to get sober, stop drinking or doing drugs. Period. I am really torn. I KNOW it is not my place to do anything really, but enough is enough. These people getting all this help and FREE $ are not even required to drug test, attend meetings, look for work or do ANYTHING to better themselves. It’s ridiculous. What would YOU do, other than NOTHING and just let her keep doing what she always does…..I do NOT want to get the manager in distress btw….or should HUD be told and how?
