We have been in the process of buying a home (small sale). We were well aware of the added time and money attached to a small sale. We are patient/handy people that are not in a rush so it seemed to work for us.
We pput in a very generous offer and the bank accepted it immediately. In teh HUD statement the sellers even come up with a profit. Our closing should be July 10.
The problems is that these people (the sellers) are cheap/bone idle iditiots (no wonder they are in pre-forcloserure) and their bank had had it with them. They cannot even come to a consense in to what pays what.
We are near closing the deal with inspections coming up this week and apprasers, but now the bank is unwilling to pay the 1% of teh closing costs they agreed upon the contract. Their bank wants the sellers to pay teh tax and recording and tranfer taxes (about the same amount). Now our realtor is telling us the the sellers may not want to do that. She also said that they may not even clean the house or pay for someone to do it. They may not even do the required repairs (only 0) and they are even taking down the light fixtures and I;m afarid taht will end up witha house with no applaiances and graffittis on the wall by the time it;s all said and done.
I’m quite frustrated. Our realtor keeps on pushing for inspections and everyone is asking a checj for this and that, but the sellers still do dnot want to do the very minimum estipulated in the contract.
I’m ready to walk out. I despise feeling that I’m being taken advantage of and I definetly do not want to continue to pur down any more money in this house if the seller is not going to fulfill their end of the bargain.
I firmly told my realtor that if the seller is unwilling to pay the measly 80 on taxes, I will walk out the contract. My lender says that do not let k get on the way of getting the house. Keep in mind the house needs about 10k in repairs.
Who is right? Should I absorb all the costs and let the seller do what they want or should I stand my ground.

Thank you everyone. You are right, my realter and my lender are all in a rush for me to close the deal so THEY can get paid. I was upset that on the HUD statement the seller will come up with a 3k profit! (not much, but that defies the definition of small sale!). I want to know who is on MY side. I’m paying 2.000 plus 00 on closing costs. (minus -00 on first home buyer stilumulus tax credit). The house needs new carpeting, deck repairs, new paint an dry wall repairs, blinds, (and now light fixtures), plus the basement needs to be finished. Most homes around here are selling for 0.000+
The bank has already accepted the offer. The sellers are playing morons not wanting to do anything that the contract says (repairs, paying the transfer taxes, cleaning the home).
