We’re trying to buy a home with a major mold infestation problem in the basement…?

We went and looked at the perfect home yesterday, unfortunately we couldn’t venture down and look in the basement because there is major visible mold. We chose it would be best for our health to just assume there is a major infestation and some sort of water problem. All things considered we’d still like to buy the home. Our problem is not so much how to get rid of it (if things work out.. we intend on demolishing the finished basement, removing everything possible, treating the mold, then using a mold preventative.. also fixing the water problem whatever it may be.) We’re wondering how much this may cost (we plot on doing it ourselves, safely). Our real problem in this situation is the fact that FHA will not finance a home with a major problem such as this. Our realtor had mentioned getting a 203k or rehab loan to fix the situation. In our minds, it would make perfect sense to place a bid on the house, if it is accepted, go in on our own time and money and remove and treat the problem, then have the home inspected and financed. There’s so much to this problem! I was wondering if anyone had been into a similar situation and exactly how everything played out for you.
I also forgot to mentioned that the home is bank owned, which makes the situation even worse.
Also, our real estate agent is very experienced and has been with us for months now searching for homes. We’ve had many difficulties with numerous homes and he has told us upfront on each one that has a problem. He isn’t just trying to make money off of us. He warned us – he cannot refuse to help us buy a home.. we’re willing to do what it takes.
