When is a housing deal finalized?
This might get a small long, but some back ground information is required.
My husband and I are buying our first house. We were pre-approved for an FHA mortgage with us putting 3.5% down and the sellers paying closing costs around 3.5% as well.
We found a fantastic house, in our price range. The sellers weren’t willing to negotiate, but the price seemed honest for the area so we offered their asking price. They accepted the offer and agreed to pay the closing costs.
The inspection yielded a few major but very fixable issues. While the sellers weren’t pleased about it, they agreed to have everything fixed.
Since we are getting an FHA loan we had to have an appraisal. After waiting nearly 3 weeks, the appraisal comes back and it’s more then $10K under. The sellers can’t take the appraised value because it would place them in a small sale situation. We can’t make up the difference because aside from it being stupid to overpay for a house we don’t have that kind of money. Our agent, their agent and the mortgage person have been working overtime to figure this out.
A deal has been worked out, a new closing date has been set and things seem all excellent.
Obviously, I’m still nervous and waiting for the house to be taken away from us again. So my question is, at what point can that not happen? When is a housing deal finalized? When is this house ours?
